A placemaking Affordable Housing project in the heart of Walnut HIlls.

Peebles Apartments brings 42 units of affordable housing to Walnut Hills’ Peebles Corner Historic District, transforming a former grocery store and surface lot into a new community asset. This four-story, mixed-use building is part of the larger Paramount Square redevelopment, which includes new and renovated housing, commercial space, and neighborhood amenities. This project reflects our commitment to creating affordable housing that respects its context, serves its community, and feels indistinguishable from market-rate development.

The project includes 2,200 square feet of ground floor office space and shared resident amenities along Gilbert Avenue, with housing units set back from the street for privacy. Funded through Low-Income Housing Tax Credits via OHFA, Peebles was developed in partnership with Model Group and shaped by input from local organizations and residents.

Located between two historic landmarks—the Paramount Building (Art Deco) and Alexandra Apartments (Dutch Colonial Revival)—the design draws from both structures to create a unified streetscape. Buff masonry and warm brick tones reference the materials of each neighbor without replicating their styles.
